Over the last 30 years, Kirkham Pryer have worked on numerous listed buildings in and around Cheltenham & the Cotswolds. Securing statutory approval on such buildings can pose certain problems, as the requirements set by the Heritage & Conservation departments are strict. At KP, we have a good working relationship with these local Authority departments, helping to gain you, the client, approval as quickly and effectively as possible.
Our advice may include the submission of Listed Planning Applications for proposed restoration work, extension or refurbishment; often including properties which form part of a conservation area or Area of Outstanding Natural Beauty (AONB).
Our technical knowledge of sympathetic construction methods together with and understanding of the limitations when dealing with listed buildings; helps us when submitting applications to the planning departments.
Kirkham Pryer regularly prepare Health & Safety plans, performing the role as CDM Coordinator forming part of the overall management of projects. All plans are compliant with CDM Regulations 2007, Approved Code of Practice L144. We can advise on the appropriateness of having a Health & Safety plan assigned to your project.
Our close monitoring of the works as they progress ensures all workers on site continue to comply with the plan set in place. On projects which we are involved from design through to completion; we take responsibility to consider health and safety aspects are built into the design process.
Kirkham Pryer are often involved with the preparation and submission of planning applications for a wide range of projects. With our in house AutoCAD capability, we are well placed to produce scaled drawings, including existing & proposed details, elevations, floor plans together with block & location plans.
If you are interested in building an extension, converting existing accommodation or affecting works to the exterior of the property; chances are you will require Planning Approval.
We can also help with the application for works for removal of trees which may have become subject to a Tree Preservation Order (TPO).
Most building works will need approval from local building control. Building regulations oversee the implementation of various aspects of the works including foundations, insulation, floor construction and ventilation etc. Additionally, areas such as fire regulations, disabled access, electrical installation are applicable. Kirkham Pryer regularly submit Building Regulation applications for clients, which can improve one or two forms.
On smaller projects, the contractor can begin work without any information having previously been submitted to the council. We make an assessment as to how the project will progress and any areas which will require attention. Any requirements from the Building Control Officer during the project can be absorbed into the works, or negotiated by ourselves.
Prior to work beginning, we produce full scaled drawings of the property. Sectional views show items of the build, (as highlighted above), together with detailed construction notes listing the proposed materials, fixtures & fittings to be used in the fabric of the building. These documents allow the Local Building Control Department to make a considered judgement on how the works will be carried out, ensuring the proposed works will meet current Building Regulations as laid out in the government’s approved documents, (link below).
As a firm of Chartered Building Surveyors, our technical knowledge of construction & property matters means we are well placed to be involved with projects from design, right through to completion.
We offer a design service which includes creating scaled drawings (please see the section below); the production of detailed specifications, which can be used to invite competitive tender; and full project management including all necessary contracts put in place between the parties to ensure control throughout. Contracts also build in a retention of fees payable to the contractor, which is payable, normally after a 6 month period, allowing for snagging and any other repairs, effecting a guarantee.
Our in house Auto CAD system allows us to quickly and effectively produce all necessary scaled drawings relevant to projects we are involved in. The types of drawings often include: Floor plans; Elevations; location site and plans (used with planning applications or conveyance plans); sectional drawings (often applicable for building regulation approval); Roof plans (to accompany schedule’s of condition) and many more.
Our technical knowledge, (as mentioned above) is often required on refurbishment & restoration projects. We work on all types of property, from the relatively modern which are only 30-40 years old, listed buildings, factories and imposing buildings, such as Churches.
We will advise the client on all aspects of the project, including application for any statutory approvals which may be required, to suitability of contractors, cost management, materials and health & safety issues.
